How did your story Begin? What inspired you to take the leap into entrepreneurship?
Growing up here in our village and in this old family home, I developed a deep appreciation for the community and its history. That connection inspired me to open my doors and create a space where guests could experience the charm and warmth of Yellow Springs while honoring the legacy of this home.

I love being able to contribute to the vibrancy of a community that has shaped me. Running a business here allows me to stay rooted in the place I grew up, while welcoming visitors to enjoy the unique character and spirit of our village.
What products, services, or experiences of yours do people love most, and why are they special to you?
My guests at Three Ten Bed & Breakfast often comment on the house, gardens, and downtown location. I frequently hear words like “warm and cozy, charming, relaxed, magical, and peaceful” to describe their experience. For me, what makes it special is creating an environment that feels inviting and memorable for every guest.
What is the biggest challenge your business is facing right now, and how are you working through it?
Cash flow stress is a constant challenge in running a small business. I navigate it by carefully managing expenses, staying connected with my guests, and continuously looking for ways to provide value that keeps them coming back.

When you’re not at your business, where is your favorite place to shop, eat, or unwind in Yellow Springs?
I enjoy spending time at The Glen and tending to my own gardens. Both places offer a sense of relaxation and connection to the beauty of our community.
Where do you call home, and how does that community influence the way you do business?
My house is both my home and my business. Being deeply connected to this space and community influences everything I do, from the care I put into the gardens to the thoughtful experiences I create for guests.
What are the top three things you love most about being a small business owner?
I love the freedom to choose what I do, when I do it, and where I focus my energy. I value the independence, the creativity, and the ability to create experiences that are meaningful both for my guests and for myself.
What is the mission or heart behind your business—the “why” that keeps you going?
My mission is to create a great experience for every guest, every day. That focus on hospitality and care drives everything I do and keeps me motivated, even through challenges.
What’s something else that people might not know about you or your business that you wish they did?
There is plenty of availability going forward, and I welcome new guests to experience the space. Many people don’t realize how open and accessible the business is for future stays.
In addition to running this small business, what other hats do you wear?
I serve as a board member for the Yellow Springs Senior Center and volunteer with the Yellow Springs Tree Committee, which allows me to give back to the community in meaningful ways beyond my business.
Can you share a favorite memory or moment with a customer or client that has stayed with you?
One family from Texas has returned every July for a week since we opened four years ago. Seeing their loyalty and enjoyment year after year is incredibly rewarding and reminds me why I started this business.

Just me.
How long have you been in business?
We have been in business for four years as of this November.
For the past four years, Three Ten Bed & Breakfast, a locally owned lodging business, has been a welcoming part of downtown Yellow Springs, rooted in an old family home and lifelong village ties. Founded and owned by Jim Johnson, a lifelong resident, the business was inspired by a desire to share the warmth, charm, and history of his family home with guests.
Jim’s mission is simple: create a great experience every day for every guest. Three Ten Bed & Breakfast is known for its cozy atmosphere, art gallery, beautiful garden lawn, and walkable downtown location, making it a cherished part of the Yellow Springs community.
